Vape Shop Moved In Downstairs - Can I Break My Lease?

I live in a small mixed-use building in Denver, CO. The building consists of one very small commercial/retail space and three residential units.
My unit is directly above the commercial space. My unit shares an HVAC system with the commercial space - to the point that the thermostat for both of us is located in the commercial space.
When I moved in the commercial space was occupied by a bike shop that operated by appointment only. It was very chill and the owner was super nice. Fast forward a few months and the bike shop owner got diagnosed with aggressive cancer and had to abruptly close his business down. The commercial space sat vacant for several months.
In the last month the landlord has allowed a vape shop to move in to the commercial space. They recently moved their product in and got their business up and running, and it's made my life miserable. My apartment reeks of marijuana stench. I'm not sure if they're smoking in there or if it's just the odor of the product they sell. It makes me nauseous and gives me headaches. I don't use marijuana of any kind, but the shop's odor has permeated me and everything I own. I now smell like weed, which is humiliating. They also stay open late, so there's a lot of activity below my unit and right outside my window past midnight (and a lot of the clientele are pretty sketchy).
Renting out this little commercial space to a vape shop is a major dick move on my landlord's part,, but would I have a case to break my lease on livability grounds?
Honestly, I don't want to mess around with making a complaint and then dealing with continued conflict with the vape shop owner. If my claim is defensible based on Colorado law, I just want to get out of here and tell the landlord tp get stuffed.
