Probate

My father passed away last week due to Alzheimers. We took care of him in home hospice care. Dad, my brother, and I live in the same condo unit. We've been living there since the 90's. Mom passed away 11 years ago. We are the only children. My father has no other assets other than the condo which is valued at $347,000. I called a local law office regarding the probate process and asked our adress to see the value of the condo. Our father had no will and did not have us as the beneficiaries in the transfer of deed upon death. My brother and I wish to continue to live in the condo. Is the probate process difficult without a lawyer? The office quoted $8k for services. Money is tight and I have contacted online the American Bar Association for a pro bono lawyer. I will also go to the legal aid society of Hawaii. Any help or suggestions would be great.
