Neighboring Business Has Dead And Dying Trees Too Close For Comfort.

I inherited a house that is next door to a local business that has a row of trees all 20-30 ft, half have what I think is a disease killing them off. On lightly breezy days we constantly have small (6in-2ft) and medium (3ft-6ft) branches falling into our yard, onto cars, and garage. Ten years ago my parents had an entire tree fall on the house but when we took them to court it was deemed an 'act of God' because it was during a storm and we had to pay for the damages ourselves.

The trees are not maintained at all, they are surrounded by fallen branches. We have approached them about our concerns, they have ignored us repeatedly.

What should I do to protect myself from having to go through that type of situation again?
