My Ex-fiancé Is Unable To Refinance, And Refuses To Sell The House We’re Both On. Is There Anything I Can Do? (mi)

We signed on a house together in 2021, with my father as a co-signer. Still owe 100k on the mortgage. The ex doesn’t have the money or credit to refinance, nor do they have a taxable income. I don’t have the ability to refinance currently nor do I want to, I’d rather just sell to get this all over with. They won’t sell no matter what, and expects me to wait at least two years for them to possibly get the mortgage under their own name. The county the house is in has opened up a case against them due to all of the trash and scrap in the yard. It’s been open since November 2023 and they have yet to clean it up. I don’t feel welcome on the property, I can’t go clean things up myself without them probably doing something in retaliation. I don’t know if that info will help my case, but there it is.

Is there anything I can legally do to get them to sell in court? I doubt they’ll get a job, let alone keep a steady one (not trying to be a jerk, I’m basing this off of their employment history), and I definitely doubt they’ll have the resources to get the house under their own name in a few years. Am I able to do a quitclaim deed or do I need to take it to court? Any help would be appreciated, I just really want to know how I can get this over with.
