Landlord's Family Wants Us To Sign Lease Termination Agreement

We have rented a single family home in GA for seven years. Our landlords were a married couple, but one of them passed away last year. We had signed out two year lease a few months prior and were told not to worry about any changes.
Today, the landlord's adult child who we have been reporting to came by with a Lease Termination Agreement. They want us to sign this agreement and leave within 60 days. The agreement says we will get back out deposit, plus an additional amount (less than $3k) once the estate is settled (No idea when that would be.) They wanted us to sign today, but we told them to please give us time to discuss it. They're wanting this signed tomorrow and I feel uncomfortable.
Our lease is only 2 pages long and has no mention termination for if they want to sell the property (thus the termination agreement I presume) Our theory is they want to liquidation our deceased landlord assets and sell this property. We have 9 months left on our lease and no means to move right now. Is it worth fighting?
