Flipper Hid Foundation Damage And Mold Behind New Drywall With All The Issues Denied On Disclosure. What Can I Do?
Location: Columbus, Ohio
I bought a “fully renovated” house in Columbus, Ohio in Dec 2022 from a local flipper. It looked beautiful with new paint, drywall, flooring, but I’ve since learned it was all surface level. The seller’s disclosure said no leaks, no drainage issues, no foundation problems, and no sump pump defects. Every one of those statements turned out to be false.
What I found:
Within 7 months of moving in, I noticed wet carpet and mold on the lower walls. When we removed the drywall, we found:
Manufacturing stamps dated Sept 2022 (done right before I bought it)
Cracks and water intrusion behind the “new” walls
Flex Seal patches and white efflorescence from long-term leaks
A sump pump that literally drains back into the foundation
Unpermitted electrical work in the breaker panel
The seller even wrote that “the basement wall was repaired by a licensed contractor.” It wasn’t, it was just patched and painted over.
What I’ve done:
Sent a formal demand letter to the flipper (no response)
Collected proof (inspection, disclosures, photos, contractor reports)
Why I’m posting:
It’s obvious the seller knew about these issues and covered them with new drywall. I’m trying to figure out the most effective next step. Suing the LLC, escalating to the state, or filing in civil court.
TL;DR
Bought a flipped home. Seller denied all issues. Found hidden foundation cracks, mold, and fake repairs behind drywall dated right before I bought it. Flipper hasn’t responded to my demand letter. Looking for advice on what legal steps to take next in Ohio.
