Can You Sell A House With Terms That Restrict Certain Interior Modifications, At Least For Some Period Of Time?

I inherited a house. My mother was an artist and designed/drew/painted certain elements within the house (floors, walls). The elements would generally be viewed as a plus by most people, part of the charm, but taste is not universal. I may not be able to afford to keep the house (it needs a lot of work in other parts of the house). I do not feel I can sell the house if I know her art is going to be destroyed. So I began wondering if there would be a way to create terms as part of a house sale that restrict the buyer from making certain modifications, at least for some period of time (e.g., five years). Is this possible? I assume the remedy if they violated the terms would be some significant financial penalty, and there would need to be some verification mechanism (personal inspection or photos every year). The goal in large part would be to discourage anyone from serious consideration/buying who truly did not like the elements she added. I recognize that monitoring/enforcement could be challenging.
