Can I Sue The House Seller For Lying About The Age Of The Roof (ga)?

I bought my first house last year in February. The sellers disclosure mentioned that the age of the roof is 3 years. The previous owner has lived in this house for 4 years. So if I bought in 2023 and it was 3 years old that means roof would’ve been replaced in 2020. She bought the house in early 2019 so that means she would’ve had to been the one to replace the roof one year after moving in. Well turns out she lied. There’s a musty smell coming from the room right under the ceiling and turns out the roofer I hired told me the roof is at least 10 years old and multiple vents and other areas have rust. The attic had water damage from the rainwater coming in and he pointed out other issues that take years to form such as loose and missing shingles, rusted gear, holes etc

I even have a new roof discount from my home insurance. The question is do I have any grounds to sue the former owner for lying (fraud, breach of contract?)

The same thing with the foundation of the house although I don’t think with this I can prove she knew about the foundation problem.

Wouldn’t she stating the house was 3 years old proof of fraud? She would’ve known if she had replaced the roof which she clearly dint. Part of the reason I bought the house was the “new” features that turn out to be a lie. Had I known this roof was over 10 years old I wouldn’t have bought. Please help this house is running my life and I want the seller to struggle as a result of her lies.
