San Francisco, California. Landlord Has Offered Me Buyout Of My Lease.

I have lived here for over 10 years. Unit is an illegal in-law attached to landlord's private home in downtown San Francisco. My landlord has violated numerous agreements in the lease (refuses maintenance, harrassment by illegally pressuring me to move out, and other issues documented over recent months with my lawyers and other housing authorities in the city). Now landlord claims they want to do something with the unit and buy me out. I am employed but low income and receive calfresh benefits and medi-cal due to a disability. I pay very BMR for this studio-like unit and the market rate for any similar studios in this city are 4x what I've paid here for the last decade. 1) Considering my length of tenancy, income and disability status, how will a buyout be taxed? 2) Would a regular CPA be able to help me figure all this tax stuff out, or are there specialists in buyout taxation in SF? Anything I should know? Anyone have experience with tenant buyout deals in SF? Thank you.
