Renters Rights Question Seattle, Wa
Location: Seattle, WA My 3 friends and I rent a house in Seattle, we’ve been in it for just under 2 years. Our landlord rents through Belong so our requests for maintenance etc go through them, but our “primary roommate” (for lack of better term) will talk to him directly sometimes. The issue at hand/backstory: On Saturday Oct 25th we stopped having hot water, but we took little notice, and this was shortly followed by a city wide power outage. Our area took 15 hours to get power restored, and it took us about 16 hours to realize we still had no heat. We notified our landlord who got someone out to us on Oct 28. Our boiler needed a new part, which took time to be acquired. Fast forward to today, Nov 8, and we still don’t have heat. We do have 2 working gas fireplaces, one in a living room, one in a single persons room, and a 3rd that hasn’t worked since we moved in. Our oven and stove work, our dishwasher and washing machine work (at lower capacity), so we’re getting by with taking showers at our friends’ and sponge baths and boiling water for handwashing necessary dishes.
During the initial outage we were discussing extending our lease with our landlord on different terms than we had originally signed for, so none of us wanted to rock the boat, but now it seems that we will be approx 3 weeks without heat. It’s not a complete lack of action on his part, and he’s been very active, so my roommates are reluctant to do anything. I’m wondering if we are entitled to a discount on our rent. He’s an active landlord and I don’t want to be antagonistic, but 3 weeks without any hot water or internal heat is not a small matter to us. Do we have a leg to stand on here? On one hand he is taking action, on the other hand, I think we are entitled to heat within 48 hours, on the other other hand, we have a fireplace, on the (etc) one only heats the “Primary bedroom” and the other only heats the living room. Run on run on, would love some advice
