Neighbour hired traveller folk who climbed on shared lead guttering
Pretty much as the title says.
Throwaway account for obvious reasons.

I'm in England.
So the other half of the semi-detached property that I live in is rented out to an adult couple, similar age to myself. I own my half, on a mortgage.
The property maintenance on their side is fully managed by the lettings agency.
At work today she contacted me to say that she had hired a company - without mine or the letting agent's knowledge - to clear the guttering on her conservatory (fine) and she was going to ask them to clear the shared gutter down pipe too (not fine. All works on shared parts must be agreed beforehand).
She sent me a flyer they gave her, and one look plus a quick Google showed that they were classic travellers pretending to be a company. My son went out and confirmed the traveller accents and classic unmarked white van.
I'd be ok if they cleared the guttering from standing on a ladder from their side only, but I said that I don't want them stepping into the lead channel as it can easily be damaged. If it's damaged then rain will leak into both properties, as has happened before.
She let them walk around in the channel but tried to gas light me by pretending that it was on 'her' side only. It's far too narrow for that nonsense.
Plus I have a photo of the guy standing in the narrow channel and leaning on my side of the roof.
So, the part that they were stepping in is a custom made lead channel, that cost just over a grand to replace a few years ago, by a leadwork restoration company.
The house insurance specifies that all works must be carried out by professionals, obviously because professionals are insured.
I told her that they were trespassing, nobody had permission from me, and to get them off my roof.
She ignored me and gave them permission to continue.
She said that I can chat to her later when I get home from work if I like. She says that she's happy and so it's fine. It's not fine!
I'm furious.
Just a couple of months ago she hired someone to come onto my property and reconnect the guttering pipe that she wanted reconnected. Said nothing to me, just had it done. When I confronted her, she said they didn't trespass as they 'reached through the middle of the hedge' to access the pipe!
She was convinced that it was the cause of a leak in her property. It wasn't.
I informed her that she didn't have permission to set foot or do anything on my property, and that any work on shared parts must be agreed beforehand and both parties must approve of the company hired to do the work.
I had previously offered to get quotes from pukka guttering companies for her to choose from, but she had declined and said that the lettings agency must do all maintenance work, and that she would arrange quotes for me to pick from. I agreed to that.
Knowing all this, she still went ahead and hired traveller folk without my knowledge!
What are my options here?
How can I stop this wretched woman trespassing onto my property, and prevent her from hiring travellers to do work on my side without permission?
