My Tenant Told Me They Are Subletting, And Want Them Out

Rhode Island. My tenant told me today that they sublet the unit without telling me, and have told the person to leave today and they are worried they will not leave, and that she wants me to change the locks.

I went and talked to the guy, and he told me he is packing and that he is leaving. I asked that he let me know when he leaves.

I checked the lease, and it says "the premises are to be used only as a private residence for Tenants listed in Clause 1 of this agreement". But it has no consequences for going against that clause. I do not know how long he's lived here, but I've owned the property since February, and inherited the tenants.

My specific questions, are basically just advice on handling the situation to the letter of the law respecting any rights the subletter may have. If he hands me the keys tonight, can I assume that's him leaving the premises legally?
