Landlord Trying To Enter My Unit For Non Emergency Work For His Demolition

Hi all! I’m seeking legal advice.

I live with my partner and my landlord has served us with an N13, kicking us out in 6 months. He plans to demolish and make more units to rent out.

We are in Toronto, Ontario.

He had served us with 24 hour notice to come into our unit to cut two 3X3’ holes in our basement floor. He does not have a permit for this. He wants to do this to test the soil in order to get approved for a permit to build the prior mentioned extra units.

I feel like this is intrusive on my reasonable enjoyment of space (having two large holes as well as the digging of them, dust, etc etc). This is not an emergency nor repair. This has nothing to do with me so is it legal that he can come in and do this while I’m paying rent for this unit?
