Landlord Trying To Charge Me 3k For Carpet After I Moved Out Claiming It’s Pet Urine Damage Even Though I Don’t Have A Pet
I just moved out of my apartment in Portland after two years. I got my security deposit statement back today and nearly fell out of my chair. The landlord kept my 1200 deposit and billed me another 1800 for full carpet replacement because of pet urine damage.
Here’s the part that makes no sense. I don’t own a pet. Never have. I didn’t even let friends bring theirs over.
The lease says no pets allowed and I followed it exactly!!!! During the walk-through the manager didn’t mention any smell or stains. Now 3 weeks later they claim a contractor confirmed animal urine contamination.
I asked for the inspection report and the invoice but they haven’t given me anything. Just a line that says urine damage.
I’m not paying a dime. My plan is to send a written demand for my deposit back and give them 10 days to refund it before I file in small claims. Is there anything I should include in that letter to make it stronger. And can I report this to Oregon’s landlord tenant board or the Attorney General if they keep refusing to respond.
