Driveway Being Damaged By Constant 18-wheeler Delivered To Business Across Street

Across the street from a multi family unit I own and rent out there is a large commercial building that receives deliveries via 18-wheeler 5-8 times a day 4-5 days a week. This business and my multi family building have both been there for a very long time. I purchased the building 6 months ago and began renovations. Since then I’ve noticed that many of the delivery trucks utilize my driveway to pull into before backing their trailer up to the commercial building. You can tell where this has caused substantial damage in the past (one slab is totally cracked and sunken in due to weight) and is still currently causing damage (new limestone parking area rutted and subsurface drainage crushed). The most recent substantial damages were caught on a ring camera and I am currently waiting on a payout from the freight company.
Does the commercial business hold any accountability for the damages being caused? Is there anything I can do aside from putting up posts and no turn around signs? The business has ample parking lot space to give the trucks room to turn around, they would just have to tear down a fence and reorganize their exterior storage/trash area. However I don’t see them doing this willingly. As I understand it, for each instance of damage I must pursue the truck driver/freight company to compensate for repairs. . But at what point does some of the responsibility for constant damages fall back on the commercial business?
