A Buyer Backing Out Of The Contract And Closing Date Is In 3 Days. Need A Legal Advice.

I am selling a store we own at a very low price due to unfortunate circumstances. Our lease contract with the landlord of the building ends in 2028.

There's a buyer who signed the contract with me to purchase the store (all the inventories and equipment are a little bit outdated, but that's one of the reasons we are selling it so cheap, and the buyer knew that when she signed the contract).

Our landlord, the buyer, and I signed the agreement to transfer the lease to this new buyer. The closing date of our store sale is in 3 days, and now the buyer wants to back out of the contract. Her reasoning is outdated equipment, etc. I am so upset and want to know what I should do. She dragged this for the last 3 months, and now she is backing out even though she signed the contract with me and with the landlord.

Now, Who is responsible for paying the rent next month? Am I still obligated to pay the rent since my original contract ends in 2028? Or is the new buyer supposed to pay the rent since the agreement of transferring the lease to her has been signed?

Do I have a chance of winning this case if I take this to court? I'm so clueless as to what is legal and not, so I would greatly appreciate any advices. I am trying to contact an attorney I know but he doesn't work today so I have to wait til Monday to find out what exactly I should do. Meanwhile I am dying to know how I should proceed with this case.
