[oregon] "appliances Will No Longer Be Covered By The Owner"

We received the following e-mail from our property manager, not long after getting a legal notice that they were tripling our security deposit:

"To Tenants,
The owners of your units will no longer be responsible for refrigerators, air conditioning units, washer/dryer units.
What you have in your units are in working order however if they quit working or need repair it will now be your responsibility to repair the units or replace them.
If your unit has a heat pump they will be covered."

Honestly our fridge and washer/dryer are in quite bad shape so the prospect of replacing them myself with functioning ones isn't awful. I'm mostly wondering how this works in terms of when we eventually move out. If my lease says the landlord provided a fridge, washer, and dryer, they break, and I buy new ones based on this e-mail (not a lease addendum), do I own the new ones and get to take them with me when I move out, or do they have to stay in the rental to replace the broken ones? Is it the kind of thing where I should document if I do replace them and offer them the chance to pick up the shitty ones? It's a very small apartment so storing the old semi-functional appliances to move them back in at the end of the lease is not feasible.
