Rent To Own Alternative.

Long story short I've been driving past a run down horse barn for 3 years and finally got the nerve up to knock on her door and ask if she'd sell. She's very interested in us owning the house and coming to an agreement she suggested a rent to own as she would like to die in her home and would like it to go to a horse person, the house is paid off. I also get the impression she's not short on cash. Now I know a rent to own isn't a legal binding agreement, and she has a son that I'm sure will be looking for some money for the house. We've asked her to come up with a number, and she told us if we fixed it up for two years we likely wouldn't owe her anything and then we'd own it, but that being said this is not the healthiest of ladies, she lives alone and has cancer and she trouble getting around we have been coming to help do things around the house to make it easier for her, but what if she dies tomorrow? As morbid as it sounds I want something in writing that her son can't come and sell it from under it is if we're the ones helping her out and doing all the work to the property(which she loves) I also am not trying to take this man's inheritance from him. She's made it very clear he has no interest in the house. But he may have interest in the money the sale would bring. The place is falling down and wouldn't pass a home inspection. We have access to the resources to bring it back to life. She seems very excited to have us around and thinks this will be mutually beneficial for all of us! She knows we're fixing it up with the intention of owning it. Before we get to ahead of ourselves.

So what I'm asking how do I do this legally without screwing over her son, and without us risking our time and money fixing it up. It feels very cold to ask her to endorse us on her will after just meeting her. We know the option of getting a second mortgage on it but would like to avoid that.

Help how do we go about this. Thanks!
