Is This Willed Property Mine?

About 3 years ago my grandfather passed. Before he passed, he told me that I'll be the one taking over an acre of undeveloped land that he used to fish on.

A few weeks ago I requested a copy of his will from county records because I have not gotten a straight answer from the executor of the will (His daughter, my aunt) She has said she knows nothing about him giving the land to me and there is a trust in place that trumps the will. So I decided to put a public record request for the will.

The will states.. "I hereby give, devise and bequeath my right, title, and interest in the (family name) Revocable Family Trust, which regards Property Tax Parcel Number ***** Abbreviated Legal Description: **, situated in ** County, State of *****, to my grandson (Me).

I brought this up to the executor of his will, and she said that the trust is written in a way where she owns and manages the property and all the members of the family are beneficiaries that get use of the land.

Unfortunately this revokable family trust is not part of public records.. or I have not had luck finding it and she will not provide this trust.

I'm starting to get really skeptical about this whole ordeal. What are your thoughts?
