Confused About Rent Agreement Delay — Landlord Seems Genuine But Process Feels Off. Need Advice.

Location: Maharashtra.

Recently I finalised a flat which sounded like an unbelievable deal. The rent agreement process was taken care of by the landlord.

Some background details : Landlord a businessman he has multiple properties and rent them out. Didn’t sound like a fishy person.

When we started the rent agreement process he said that it’ll take around 2 weeks. Our process started on last week monday all the biometric was done, then we kept on asking for updates he said it is still in process then a couple of days ago he said that it was submitted on friday but we were in assumption it is submitted on monday itself. Day before yesterday he said it’ll take one more week due to holidays which was kinda new for us. We asked for his advocate’s number he told was advocate asked him not to share the number as it’ll cause confusion.

He shared us a token number with update like the registration is submitted and is in process.

We don’t have any accommodation at the moment staying at a friend’s house. So yesterday we decided to go to a nearby SRO office as I read that if we go there they might help us getting agreement processed faster.

We share the token number and got it know it is an old token. The application was started filling more than 4months ago as there is some date pattern in the token number. We were kind of shocked.

We called the landlord and asked him for updates again, he was also getting irritated by was at that moment. He mentioned that we can take our money back and if still want to go with him we can transfer the money to him at the time of moving in. We thought it was the best option and we asked first the money back - the deposit and rent. He transferred it back in 5mins so scamming is out of the window. Then we tried to tell him about the token number, he said that the advocate has been doing his work for years and he trust him and is a big advocate.

I want some clarity. What I think is that the advocate hasn’t filed the agreement yet or something.

But still confused on what can go wrong. I have told him that I’ll wait for one more week as mentioned by him.

Any suggestions on what should I do? Or what can go wrong? Does agreement genuinely take more than 1week?

IMO landlord is not a scammer he returned every penny without any deduction. And also when I talk to him he picks up or reply on WA. So he isn’t ignoring as well. He has been understanding. but yeah we are not getting any guarantee if the agreement is filed or not.
