I know there’s a dedicated car wash sub, but it’s not very active so I wanted to post here where there are more business owners.

We’re looking into acquiring an existing modern express tunnel car wash, preferably with real estate. I’d appreciate any real-world insight from owners: what surprised you, things you wish you knew earlier, biggest operational headaches, etc.

Quick background: zero personal debt, solid credit score, have some liquid cash saved and some invested. We’re exploring an SBA 7a Loan..

What we know so far: it’s not fully passive income, it’s semi at best. Maintenance and turnover seem to be the biggest ongoing issues. Location and traffic matter most. Recurring memberships are key.

Questions for you: what do owners typically underestimate? What’s harder than expected? Is SBA a great launchpad or a mistake? What would you do differently if you started again? Realistic owner take-home for $3M car wash with real estate?
